Foundation Settlement, Cracks in Foundation and Drywalls in Lima, OH
Project: The Thompson Residence
Project Manager: Lee Blodgett
Inspector: John Clements
Location: Lima, OH
Products Installed: 9 Foundation Supportworks (Model 288), Helical Piers, 8”-10” Lead Section
Built in 1957, The Thompson home structure is wood framed with an added addition in 1997. Shortly after the addition was constructed, the homeowner noticed some issues. These issues included: foundation settlement, drywall cracks, cracks in the foundation and doors/windows that did not fully open or close. In 2004 a contractor was hired to provide support for the house, and pour concrete footing beneath the foundation. This is relatively common, but ineffective because the concrete is bearing on the same soil that is weak. Things like this prove to be costly, when the issues are prevalent immediately after repair.
Basement Doctor Northwest sent Project Manager Lee Blodgett out to take a look at the foundation. Lee suggested that the ineffective concrete footings be replaced with the Supportworks Model 288 Helical Piers. The piers had a depth of 12 ft. and are over 47,000 pounds in capacity. The foundation support brackets were placed below, and against the footings. The hydraulic cylinders were used to lift the foundation to a level position. The Helical Piers were used to stabilize the foundation effectively, and restore value to the home. The homeowner could finally rest knowing the foundation was fixed correctly, and covered by a 25 year warranty.
“I have had these structural issues with my home for many years and have tried different ways to fix the problems. The inspector took time to analyze the issues; and develop a cost effective, efficient way to correct the problem once and for all. I’m impressed with the results and am confident of their long term effects.” – T. Thompson
